Breathing New Life into a Clerkenwell Landmark
Our team delivered a comprehensive refurbishment of the building, including a bespoke tenant fit-out and the refurbishment of the communal areas. The completed project enhances the building's original industrial character while providing a modern, high-quality workspace that meets the needs of its occupants.

The challenges
When Communication Becomes the Challenge...
One of the key challenges on this project was coordinating the final decoration works to the communal lift. Despite the works being included within the agreed programme, we were repeatedly instructed to delay this element by the building management, with no clear explanation provided. This created uncertainty and had the potential to impact the overall project programme.
Through proactive communication and close collaboration with the client, we maintained progress on all other areas while remaining flexible and ready to complete the outstanding works. Once approval was finally received, our team mobilised immediately to finish the lift decoration without disrupting the programme, enabling the project to be delivered on time.
The outcome
A Workplace Ready for the Future
The completed refurbishment has transformed 9, 10 Great Sutton Street into a modern, flexible workplace that respects the building's historic character while meeting the expectations of today's occupiers. The client received fully refurbished office suites with bespoke tenant fit-outs, upgraded communal areas, modernised bathroom facilities, and functional kitchenettes within each office. Minor terrace improvements further enhanced the building's shared amenities, creating an attractive environment for employees and visitors alike.
The result is a high-quality commercial space that combines character, functionality and contemporary design, providing long-term value for both the client and future tenants.
