The brief

Converted Victorian warehouse development.

The project transformed a Victorian warehouse into high-quality Cat A and Cat A+ office space, creating a contemporary workplace while celebrating the building's industrial heritage.

The challenges

Overcoming Logistical Challanges

The refurbishments and fit-out works at 49-51 Farringdon Street presented a significant waste management challenge. Due to building's busy city-centre location, it was not possible to position a skip on site, requiring an alternative solution for waste removal.

To overcome this, our in-house transport team implemented a scheduled waste collection plan, using our own vehicle outside outside of London's peak traffic hours. All waste was transported to our joinery workshop, where it was safely sorted and disposed of using our own waste facilities. This approachkept the site clear, minimised disruption, and ensured the project progressed efficiently despite the logistical constrains.

Designed Around the Original

The refurbishment succesfully transformed the building into modern, efficient workspace while preservig much of its original structure and character, Retaining the existing fabric reinforced the buidling's heritage, with stripped back floors revealing layers of its history through previous renovationd and repairs. 
A redisigned, asymetrical core significantly improved the efficiency and flow of the internal layout, creating a more functional working environment.
