A contemporary rear extendion has transformed this traditional property into a bright, modern home while respecting its original character. The challenges
Unforeseen Site Conditions, Rodent Carcass Discovery During Demolition
During the initial demolition phase of the project, our team uncovered a significant number of dead carcasses concealed beneath the property's ground floor structure. While the building appeared to be in generally good condition, the discovery indicated a historic rodent issue below the property that had not been identified prior to the commencement of works. The client confirmed thay had no prior knowledge of the issue.
Given the potential health and safety risks associated with biological hazards, we immediately suspended demolition activities in the affected area and informed the client of our finidings. Photographic evidence was provided to document the extent of the issue, and following discussions, it was agreed that the safest course of action was to temporarily close the the site and appoint a specialist pest control contractor to carry out teh safe removal and disposal of the carcasses.
Once the area had been professionally cleared and confirmed safe, demolition works resumed. The client understood that the additional specialist works constituted and unforeseen condition outside the original project scope ajd approved the associated costs. The programme ws extended slightly to accomodate the remediation works, allowing the project to continue safely and with minimal disruption.
This incident highlights the importance of proactive site management, clear communication with clients, and prioritising heakth and safety when unexpected site conditions arise.

Despite unforeseen challanges during the demolition phase, including the discovery of an existing rodent issue beneath the property, our proactive apprach ensured the wroks were managed safely and efficiently. Through clear communication with the client, specialist intervention, and careful programme management, the porject was delivered to th highest standards without compromising on quality or safety.
The final result is a beautiful considered home that maximises space, enhances everyday living and provides a timeless environment tailored to modern requirements.
